    Home buyers are always wise to hire a home inspector to check out the property before they make an offer. But before you do, you should be aware of what the home inspector is NOT required to do. Tennessee law does not require a home inspector to:

    • Enter a crawlspace that is obstructed, impassable or is deemed to be dangerous.
    • Walk on the roof.
    • Look for mold or microorganisms.
    • Offer or perform any job function other than home inspection, or any act that may be contrary to law.

    What they WILL do is visually inspect the structural elements, windows, heating and cooling systems, plumbing and electrical systems. They will then provide you with a detailed written report listing any defects and items that should be repaired.
