Utah Homestead Exemption Forms

Apply for a homestead exemption on your primary residence with these easy-to-use forms for the State of Utah.


Utah Code §78B-5-503 entitles every homeowner to a homestead exemption of up to $20,000 of the value of their primary personal residence. If the property is jointly owned, each joint owner is entitled to an exemption provided that the total does not exceed $40,000 per property. The exemption can be applied to a dwelling or a mobile home and the land surrounding it, up to a maximum of one acre. A homestead exemption can also be claimed on property that is not the principal residence of the owner, but only to a maximum of $5,000. For jointly owned properties, the total exemption cannot exceed $10,000.

These exemptions do not apply to tax debts, any mortgages or charges already registered on the property, child support judgments, or consensual liens (such as mortgages or deeds of trust).
