Arkansas Mobile Home Park Lot Lease
Rent lots in a mobile home park to tenants with this Arkansas Mobile Home Park Lot Lease template.
- Term. The lease is for a fixed term lease (such as 1 year) and becomes a month to month rental at the end of the term, unless one of the parties gives notice of termination.
- Deposit. The tenant agrees to pay a security deposit which will be refunded at the end of the lease, less any amounts for damage or unpaid rent or charges. The tenant cannot use the security deposit to pay the last month's rent.
- Skirting. The mobile home must be properly skirted and the tenant must keep the skirting in good repair.
- Plumbing. The tenant is responsible for keeping the plumbing in good repair and for properly insulating any exposed above-ground water lines. All wiring and plumbing must comply with state and local codes.
- Services. The landlord will provide the lot with electrical service, water and sewer, garbage pickup, road maintenance, and care of the common areas.
- Sale. Prior to selling a mobile home located in the park, the tenant must give the landlord written notice of the prospective purchaser so that the landlord can determine if he/she qualifies to become a resident of the park.
