Use this template to create a Landlord Waiver of Claim under a commercial lease (office or retail). Under this type of waiver, the landlord:

• waives any claim to equipment, improvements, accessories, trade fixtures, etc. of a tenant which have been affixed to a rental premises,
  
• agrees that the fixtures remain the property of the tenant,
  
• allows the tenant to remove them at the end of the term.
