Manufactured Home Pad Tenancy Agreement (British Columbia)
BC mobile home park owners, rent a pad to a home owner with this Manufactured Home Pad Tenancy Agreement, in accordance with the Manufactured Home Park Tenancy Act of British Columbia. This contract is for the PAD ONLY, and may be used for month-to-month or fixed term tenancies (such as 1 year, 6 months, etc). Provisions of the Agreement include:

- A list of the services to be provided by the landlord (such as electricity, parking, garbage pickup, etc.). The landlord cannot charge extra for services or facilities that are included under the Agreement.
- Either party has the right to apply for arbitration to resolve any dispute.
- The landlord is not allowed to require a security deposit from the tenant.
- The landlord is required to keep the pad and the mobile home park in good repair and to comply with all health and safety regulations.
- The tenant must maintain reasonable health, cleanliness and sanitary standards in and around the pad. The tenant is responsible for repairing any damage caused by the tenant, his/her family or guests.
- The landlord has the right to raise the rent once a year, upon 3 months' written notice.
