Use this template to prepare a Mortgage Deed for the United States, which can be used for either a first or second mortgage, together with a Fixed Rate Note. The mortgage is given as security for the note. Provisions include:

• The mortgagor must pay all taxes and assessments levied against the property.
  
• The mortgagor must keep the property insured.
  
• As further security, the mortgagor assigns to the mortgagee all rents with respect to the property.
  
• Acceleration provision in the event the mortgagor defaults in payments under the note.
