California lenders, if a borrower has failed to make a payment on time under a mortgage or contract for deed, you must file this Notice of Default in accordance with California Civil Code S. 2924, before you can proceed to take possession of the property.

The Notice sets out what the borrower must do to remedy the default, and how many days s/he has to take action. The form also contains a copy of the applicable Section of the Civil Code.
