Use this template to create optional / additional clauses which can be inserted into a lease or rental agreement, for the United States, for a residential property that is being rented to a student or other person who qualifies as a low-income tenant under Section 42 of the Internal Revenue Code. These clauses set out the following:

• the Tenant is responsible for providing information required by the Landlord to obtain tax benefits.
  
• the Tenant is to inform the Landlord about any change in student status, employment status or other information.
  
• Student tenants are to provide a parental or sponsor guaranty.
