South Australia landlords, rent out a house or flat to a tenant with this Residential Tenancy Agreement for periodic tenancy, in accordance with the Residential Tenancies Act 1995 and Regulations. A "periodic tenancy" is one which renews at the end of each rental period unless either party terminates it (such as month to month). This agreement can be used for either a furnished or unfurnished premises. Other provisions include:

• The landlord is responsible for maintaining and repairing the premises and abiding by building and health and safety requirements.


• The tenant is responsible for keeping the premises clean and not allowing any damage to the premises.


• If the tenant makes improvements, he/she is allowed to remove their fixtures at the end of the tenancy unless removal would cause damage to the premises.


• The landlord must pay all statutory rates, taxes and charges, but charges for water supply shall be as agreed between the parties.


• Includes a Premises Condition Report to be completed by the landlord and tenant at move-in and again at move-out.
