NSW landlords, rent a house or flat to a tenant with this Residential Tenancy Agreement, in accordance with the New South Wales Residential Tenancies Act 1987 and the Residential Tenancies Regulation 1995.

This form of agreement is to be used only if the tenancy is for a term of more than 3 years, and can be used for either a furnished or unfurnished premises. Provisions of the Agreement include:

• payment of rental bond (security deposit),
  
• payment by the tenant of council rates, land tax, water, and other charges,
  
• landlord's right of entry,
  
• landlord's responsibilities to keep the property habitable and in good repair,
  
• alterations and additions,
  
• installation of locks and security devices,
  
• installation and maintenance of smoke alarms,
  
• subletting or assignment,
