The Pennsylvania Housing Finance Agency offers home purchase, refinance and home repairs funding to qualified borrowers through low-interest, fixed rate loans and mortgage tax credits. To qualify for these programs:
The borrower's liquid assets must not exceed $50,000 after payment of the closing costs.
Borrowers must budget no more than 30% of their income towards their monthly payment.
Household income and purchase price must not exceed county limits.
The borrower must use the property as their primary residence.
A minimum credit score of 660 is required for some programs. PHFA requires borrowers with a FICO credit score lower than 680 to complete a homebuyer education course prior to closing on their loan.
