A. The bond must not exceed the total amount payable for 4 weeks' rent under the tenancy agreement. Only one bond is payable under the tenancy agreement, regardless of the number of tenants. The landlord is prohibited from charging a holding deposit to hold the premises.
A. The Residential Tenancies Act, 1997 prohibits rent increases during the first year of the tenancy. After that, the rent cannot be raised more than once in a 12-month period without endorsement by the Tribunal. The landlord must give the tenant 8 weeks' notice prior to raising the rent.
A. The tenant is required to give 3 weeks' notice to end a tenancy. If the landlord is terminating the tenancy for grounds, the notice period is dependent on the nature of the grounds and whether or not it is a recurring breach, and only after a Notice to Remedy has been served. The parties may terminate the tenancy by mutual written agreement at any time.
