Who can file a mechanic's lien in Florida?
Prime contractors, subtrades, sub-subs, laborers and material suppliers all have lien rights, as do architects, engineers and other professionals involved in the project. You must be licensed in order to have lien rights.
I'm a subcontractor. What if the prime contractor who hired me doesn't have a license?
That won't affect your lien rights. Your rights are protected regardless of whether or not the prime is licensed.
How long do I have to file my lien?
Mechanic's liens must be filed within 90 days of the last day on which you supplied labor or materials to the job.
