Cancel a tenant's lease before the end of the lease term with this Manitoba Agreement for Early Termination of Lease form.

• This form is not for evictions. It can only be used when both the landlord and tenant agree to terminate the lease early.
• This Agreement is for residential tenants only. A different form is required for commercial rental properties.
• The tenant must still give the landlord written notice setting out the proposed termination date.

• The Report form must be completed by both the landlord and tenant during the walk-through inspection of the rental premises at the beginning and again at the end of the tenancy.
• The report includes details about the condition of the premises in general, fixtures, appliances, windows and doors, flooring, etc. at the move-in and move-out dates.
• A copy of the Condition Report must be provided to the tenant with move-in information.

• This is the statutory form of Tenancy Agreement prescribed under The Residential Tenancies Act.
• This Agreement must be used for all residential tenancies EXCEPT for mobile homes and/or mobile home sites.
• The landlord and tenant must each sign two copies of the Agreement, and the tenant must be provided with a fully signed copy within 21 days after it is signed.
