Who is entitled to file a lien claim under Iowa lien laws?
Any party who furnishes labor and/or materials to either the property owner, the general contractor or to a subcontractor have lien rights.
What is the deadline for filing a lien claim?
A mechanics lien must be filed within 90 days after the date of the last furnishing of labor and/or materials to the project. However, Iowa law allows a lien to be filed after that deadline for a period up to two years. But any lien filed after the original 90-day period protects the lien claimant only to the extent that the property owner has not yet paid the general contractor.
