Q. How much can a landlord charge for a security deposit under Saskatchewan landlord-tenant laws?

A. Under the Residential Tenancies Act, 2006, a landlord can only charge up to one month's rent as a security deposit. It must be deposited in a trust account and returned to the tenant within 7 days of the move-out date, minus any allowable deductions. Landlords are not required to pay interest.

The landlord can only demand payment of 50% of the deposit up front, with the balance payable within 2 months of possession of the rental unit.

Q. Can a landlord charge a separate pet deposit?

A. Yes, Saskatchewan landlords can charge a separate pet deposit, but the total of the security deposit and pet deposit still cannot exceed one month's rent. However, the landlord cannot charge a pet deposit for a certified service animal, and "no pet" policies do not apply to service animals.
