INFORMATION FOR LANDLORDS
Rent Increases. If the lease is not for a specified rent over a fixed term, the landlord can increase the rent after giving sufficient notice in writing to the tenant, usually 30 days.
Security Deposits. Ohio's landlord-tenant laws do not limit the amount that a landlord can charge for a security deposit, however there may be a maximum limit set by city or county regulations. The security deposit must be returned to the tenant within 30 days after he or she has moved out of the premises.
Interest on Security Deposits. The landlord must pay interest at the rate of 5% per year on deposits paid by a tenant who leases or rents the unit for a period of 6 months or more.
Ohio Agreement to Terminate Lease

Ohio Fixed Term Residential Lease Agreement

- The lease runs for a fixed term, such as 1 year.
- The security deposit must not exceed 1 1/2 months' rent. If the deposit is more than 1 month's rent, the landlord must pay 5% interest on the excess.
- The tenant must give the landlord prompt notice of any needed repairs. The landlord must make all inside and outside repairs in a timely manner.
- The tenant may not make any alterations or improvements without the landlord's express permission.
- Pets are not allowed unless the landlord gives written permission. An additional pet deposit may be required.
- The form also includes a Lead Paint Disclosure form as required by federal law, and a Premises Inspection Report, to be completed by the landlord and tenant at the beginning and end of the tenancy.

Ohio Lease Co-Signer Agreement
OH landlords, if you are signing a lease with a tenant who is a minor (such as a student), make sure a parent or guardian of the tenant executes this Ohio Lease Co-signer Agreement.
- The co-signer agrees to:
- allow the landlord to run a credit check on the co-signer,
- guarantee that the tenant complies with the rental agreement,
- guarantee the payment of rent.

Ohio Permission to Sublet or Assign Lease

- The new tenant must meet the landlord's requirements, and the landlord must give its written approval of the new tenant.
