    If you're selling a home in Massachusetts, you have certain obligations that must be met:

    • You have a legal duty to provide full and accurate information about the property and to truthfully answer every question a buyer or agent may have.
    • If applicable, you must provide information about the presence of lead paint or urea formaldehyde foam insulation in the structure.
    • State environmental regulations require that any property which has a septic system, cesspool or other private waste disposal system must be inspected by a licensed inspector or soil evaluator within 2 years before a sale (3 years if pumped at least once a year).
    • All residential structures must be equipped with approved smoke detectors. This must be done before the property can be sold.
