Buyer's Certificate of Acceptance After Final Inspection

Procedure for Obtaining Buyer Acceptance

Builders should ensure that, once the buyer has completed the final inspection of the property they sign the Certificate of Acceptance form. This is a crucial step in confirming the buyer’s satisfaction with the home and documenting their acceptance of the work performed.

Deficiency List Acknowledgement

During the final inspection, the buyer should provide the builder with a written list of any deficiencies identified. If there are no deficiencies, the buyer should indicate this clearly by writing "NONE" on the form. This ensures that both parties have a consistent and accurate record of the property’s condition at the time of handover.

Acceptance of the Home and Release of Claims

By signing the Certificate of Acceptance, the buyer agrees to accept the home as is, with the exception of any deficiencies that have been specifically listed. This signature also indicates that the buyer waives any further claims against the builder regarding the condition of the property, except for the documented deficiencies.

Importance of Buyer’s Signature

To minimize legal risks and avoid potential lawsuits in the future, it is essential for builders to always obtain the buyer’s signature on the Certificate of Acceptance form. This signed document provides important legal protection and confirms that the work has been accepted by the buyer.
