Who Can File a Mechanics Lien?
According to Vermont law, any party that supplies labor or materials for building, alterations, repairs, or improvements to real property—under contract with the property owner, the owner’s agent, or a contractor or subcontractor—has the right to file a valid mechanics lien.
Deadline for Filing a Lien Claim
A Notice of Mechanics Lien must be filed within 180 days from the date payment became due for the last labor and/or materials provided to the project.
Vermont does not require formal notification of the filing to be served on the property owner or general contractor.
