Q. How much notice do I need to give before I can raise the rent?

A. You must give the tenant written notice of the rent increase at least 28 days before the next date on which rent is due. State law does not set a limit on how much landlords can raise the rent, however it's in your best interests to make sure it's reasonable. Otherwise you could lose your tenant and not be able to rent the property.
