    Who can file a lien claim under Georgia law?

    Contractors, subcontractors, laborers, engineers, surveyors, architects and any other party who furnishes materials, labor or services with respect to improvements to real property has the right to file a mechanics lien. If an entity is required to have a license to operate under State laws, that entity MUST have a license in order to have valid mechanic lien rights.

    What are the notice requirements for serving a lien claim?

    Georgia lien laws require the claimant to serve a copy of the lien claim on the property owner within 2 days after filing the claim. Service must be made by registered or certified mail or by overnight delivery. If the lien claimant cannot find an address for the property owner, the lien claim may be served on the prime contractor as an agent of the owner.
