Who has the right to file a mechanics lien claim under Maryland laws?

Any party who furnishes labor, materials or services to a construction project is entitled to a lien claim. If the lien claimant is a corporation, it must be registered in Maryland in order to have mechanics lien protection. For buildings that are not newly constructed, mechanics liens are only allowed if the property is repaired, rebuilt, or improved to the extent of 15% of its value.

What is the deadline for filing a lien claim?

All lien claims must be filed within 180 days from the date of last furnishing labor or materials to the project.
