In Arizona, if the property being sold is part of a home owners association, the seller must notify potential buyers of any HOA assessments within 10 days after acceptance of an offer to purchase. For all properties, the seller must provide the buyer with a Property Disclosure Statement giving full disclosure about the property to the best of the seller's knowledge.
Buyers should have a home inspection done to uncover any conditions that the seller might be unaware of. The buyer should also do a walkthrough of the property in the last 3-6 days before closing to make sure everything is still in good condition.
