The Waiver and Release authorizes a release of any lien rights or claims for payment which the contractor may have for labor, materials or equipment supplied for improvements to a property only for the period specified in the release, ON THE CONDITION that the progress payment from the Customer clears the bank. 

Purpose and Function

The primary function of this waiver and release is to authorize the release of any lien rights or claims for payment that the contractor may have against the owner's property, up to the date of the progress payment. However, this release is conditional: it becomes effective only after the progress payment has cleared the bank. This ensures that contractors, subtrades and suppliers are protected until they actually receive the funds.
