Washington Notice of Abandonment

Washington  landlords, if your tenant has abandoned the rental premises, serve him/her with this Notice of Abandonment.

This Notice of Abandonment is designed for landlords who suspect that a tenant has abandoned their rental unit. It must be served in accordance with the requirements of the Residential Landlord-Tenant Act.

Notification to Tenant

The tenant is formally given notice that they are in default of their rental payment and that the landlord has reason to believe that the premises have been abandoned by the tenant.

Tenant's Personal Property

The landlord has the right to take possession of any property left behind by the tenant at the rental unit. The tenant has 45 days from the date of this notice to claim their property. If the property is not claimed within this period, the landlord will proceed to sell or dispose of the items.

Proof of Notice

A Service of Notice form is included with the Notice of Abandonment. This form is used to record the details of how the notice was served to the tenant.
