Wyoming law is unique in that it only has one lien waiver form, without a separate distinction for conditional versus unconditional waivers.
The form of lien release and waiver is prescribed by Wyoming law, Sec. 29-10-101.
The statutory form allows a party to waive all of their lien rights, even if they have not yet been paid.
A lien waiver in Wyoming is not valid unless it is notarized. The validity of the waiver depends on the notarization, not whether the waiver is delivered before or after payment.
