Do you lease rental units to tenants who are underage (such as students)? Have the tenant's parent or guardian sign this Maryland Lease Cosigner Agreement.

• The cosigner agrees to:
  • have the landlord check their credit,
  • guarantee that the tenant complies with the rental agreement,
  • guarantee the payment of rent.
• This legal form template is provided in MS Word format. It should be attached as a schedule to the lease or rental agreement.
• Intended for use only in the State of Maryland.

MD tenants, sublet the house or apartment you are renting with this Maryland Residential Sublease Agreement.

• The sublease requires the consent of the landlord.
• The subtenant must pay the rent, the utilities and a damage deposit.
• The subtenant must keep the premises in clean and good condition.
• The subtenant cannot assign the sublease without the consent of both the landlord and the original tenant.
• The sublease includes a Premises Inspection Report and Inventory Checklist, to be filled in at the beginning and end of the tenancy.
• The file also includes a Co-Signer Agreement, which should be signed in the event that the subtenant is a minor (such as a student). This agreement would be signed by a parent or guardian, who guarantees to pay any amounts due if the tenant fails to pay.
