What is the purpose of the Notice to Quit?

By serving this Notice on your tenant, you have officially given them notice that the lease or rental agreement is being terminated. You must state the reason(s) for the termination in the form. After receipt of the Notice, the tenant has 30 days to give up possession or face eviction proceedings.

When should I use the 30-Day Notice to Quit?

You can use this 30-Day Notice to Quit for a month-to-month tenant, if your tenant has resided in the rental unit for less than one year. If the tenant has been renting for 1 year or more, you must use a 60-Day Notice to Quit.
