Purpose of the Demand for Possession
This Demand for Possession is designed for landlords in the state of Georgia whose tenants have fallen behind on rent payments. The form serves as an official notice, in compliance with Georgia state laws, to inform tenants of their obligations and the consequences of nonpayment.
Tenant Notification and Compliance Period
Upon serving this Notice, the tenant is required to pay the outstanding rent balance within three days or vacate the property. This three-day period offers the tenant a final opportunity to resolve the issue by either settling the overdue amount or surrendering possession of the premises.
Landlord's Legal Rights
If the tenant does not comply with the Notice—by neither paying the rent nor giving up possession within the specified timeframe—the landlord is entitled to begin the eviction process through legal action.
