State Law Regarding Lien Waivers
Idaho law does not have specific statutory forms for lien waivers. The lien waiver must clearly state that the lien claimant intends to waive their lien rights in exchange for payment.
State law also prohibits a party from waiving its lien rights prior to providing labor or materials on a project.
What is Included in the Lien Waiver Package
This package contains these reusable digital templates:
- Final Waiver of Lien, to be provided to the owner upon receipt of full and final payment, and
- Partial Waiver of Lien, which contains provisions for either:
- release up to a specified through date, or
- release up to the specified amount of a progress payment.
Illinois contractors can use these forms to issue waivers to property owners at the appropriate times during the construction project.
