This is the standard form of tenancy agreement that meets all the requirements of the Residential Tenancies Act 2010.

The landlord or landlord's agent must provide the tenant with a copy of the signed Agreement and all attachments, along with 2 printed copies or 1 electronic copy of the completed premises condition report, and a copy of the Tenant Information Statement.

What types of tenancies are covered under this Agreement?


This Residential Tenancy Agreement should be used for both fixed term and periodic (monthly, weekly, bi-weekly) residential tenancies, including those in strata or community scheme properties.

Scope of the Tenancy Agreement

The form contains all of the provisions required by New South Wales landlord-tenant legislation, including:

  • payment of rent
  • rent increases and reductions
  • payment of council rates, land tax, and other assessments
  • tenant's use of the premises and restrictions on that use
  • obligations and responsibilities of landlord and tenant
  • repairs
  • sale of the premises
  • landlord's access to the rental unit
  • privacy restrictions
  • alterations and renovations
  • locks and security devices
  • transfer of tenancy or sub-letting

What is the purpose of this form?
