Georgia Contractor's Final Affidavit and Waiver

Once a construction or renovation project is completed, contractors in Georgia must provide the property owner with this Contractor's Final Affidavit and Waiver of Liens.

• The affidavit states that all payments for supplies, labor or materials furnished for the improvements have been paid, EXCEPT FOR the amount of the final payment.
• The work has been performed in accordance with the contract, and the contractor has obtained a valid certificate of occupancy.
• The contractor waives all right to any liens or claims against the property, and agrees to indemnify the owner against any liens or claims arising in connection with the work.
