    • payment and disposition of the security deposit;
    • late charges for overdue rent;
    • landlord's right of entry;
    • each party's responsibility for repairs and maintenance of the premises;
    • subletting or assignment by the tenant;
    • rent increases;
    • alterations and improvements to the property;
    • tenant's responsibility to carry his/her own renter's insurance;
    • pets;
    • termination by either party in accordance with provincial landlord-tenant law.

    • a Condition Inspection Checklist and Inventory Report, to be completed by both the landlord and the tenant at move-in and again at move-out, and
    • a Security Deposit spreadsheet which can be used to detail any deductions from the security deposit for unpaid amounts or damages at the end of the tenancy.
