Utah law requires property management companies who provide leasing or renting services for a fee to hold a valid real estate broker's license. These activities include negotiating or executing leases or rental agreements, advertising rental premises, and finding tenants.
There are exemptions under this law, however. For instance, landlords can manage their own properties without a license. The exemption also extends to resident managers of apartment buildings who receive reduced rent in return for managing the building, hotel and motel managers, managers of short-term rentals (less than 30 days), and full-time employees of homeowners associations.
