This Manitoba FSBO (For Sale by Owner) Real Estate Offer to Purchase is used when the owner is selling the property directly to a purchaser, without going through a realtor.

• Items Included. The purchase price for the property includes fixtures and fittings, carpets, window coverings, and any goods and chattels agreed to between the parties.
• Acceptance. Once the offer is accepted and signed by the parties, it becomes a legally binding purchase and sale contract.
• Payment of Purchase Price. The balance of the purchase price will be paid either through the buyer assuming the existing mortgage, or by a new mortgage.
• Conditions. The transaction is conditional upon the buyer being able to obtain adequate mortgage financing (if a new mortgage is being placed on the property).

• The seller certifies that the real estate in question is a residential property being resold within the meaning of the Excise Tax Act and that the seller has not claimed an input tax credit.
• Resales of residential property in Canada are exempt from GST. This form is only for resold property and cannot be used for new construction.
