This is an absolute net lease in favour of the landlord, which means that the tenant must pay all taxes, charges, duties, expenses and other costs relating to the warehouse premises.
The tenant must also pay a proportionate share of the costs to operate the warehouse, including property taxes and utility costs.
The tenant is responsible for carrying comprehensive general liability insurance, tenant liability insurance, all risks insurance on merchandise and inventory, and boiler and machinery insurance, if applicable.
