Alabama law gives contractors who furnish labor, materials or equipment to a construction project a lien right over the property on which the work or materials have been supplied.
When the property owner makes a payment to the contractor for the improvements, it is up to the contractor to then release its lien rights up to the release date (date of payment).
This is a conditional lien waiver and release which does not become effective unless and until the progress payment is actually received.
