Kansas Residential Rental Agreement
Rent a house or apartment in Kansas to a tenant with this downloadable Residential Rental Agreement.
This Residential Rental Agreement is designed for use by landlords in the State of Kansas who wish to rent a house or apartment to one or more tenants.
The agreement is available for download in an MS Word format, making it easy to customize according to individual needs.
Types of Tenancy
The Agreement can be utilized for both periodic tenancies, such as month-to-month arrangements, or fixed term leases for a specified duration. This flexibility allows landlords and tenants to select the tenancy type that best fits their circumstances.
Tenant’s Obligation to Pay Rent and Fees
Tenants are required to pay the rent on time. If rent is not paid by the due date, late fees will apply. Additionally, any returned checks will incur a charge. Should there be any outstanding late balances, interest will accrue on those amounts until they are settled.
Security Deposit
The rental agreement outlines the steps the landlord must take to return the tenant's security deposit at the end of the tenancy. This ensures transparency and clarity for both parties regarding the handling and return of the deposit.
Pet Deposit
If the landlord consents to the tenant having a pet on the premises, the tenant agrees to pay any required pet deposit. This provision helps address potential damages or additional cleaning costs associated with having pets on the premises.
Included Forms and Disclosures
The following forms are included with the Rental Agreement:
- Lead Paint Disclosure
- Disclosure of Radon Gas
- Condition Inspection and Inventory Report, to be completed jointly by both landlord and tenant at the start and end of the tenancy
- Security Deposit and Tenant Charges Calculation Sheet

Kentucky Agreement to Terminate Lease Early
