Vermont landlords, rent a house, apartment or mobile home lot to a tenant with these downloadable and customizable Vermont Residential Lease Forms.

Late Charges. If the lease provides for it, the landlord can charge the tenant a late fee if the rent is not paid on time. However, this fee can only cover the actual expenses incurred by the landlord.

Security Deposits. Vermont's landlord-tenant statute does not put a limit on the amount that a landlord can charge for a security deposit, however some city or county regulations do impose a limit. The deposit can only be used for unpaid rent or utility bills, damages beyond normal wear and tear, or to cover the cost of removing belongings left behind when the tenant moved out. The security deposit must be returned to the tenant within 14 days after the tenant leaves, if the tenant gave notice that he or she has moved. If any amounts are deducted from the deposit, the landlord must also provide an itemized statement.

Interest on Security Deposits. Except for certain cities, landlords in Vermont are not required to pay interest on the security deposit.
