Who is entitled to claim a lien under Wisconsin law?
Every person who furnishes materials or labor for the construction, alteration, repair or improvement of a structure on real property is entitled to a mechanics lien, regardless of their place in the construction chain. This includes design professionals and construction managers, so long as construction of the project commences at some point.
What is the deadline for filing a lien claim?
Lien claimants must file their liens within 6 months after the last day of furnishing labor and/or materials, but at least 30 days after the filing of a Notice of Intention to File a Claim of Lien. The lien must also be served on the property owner within 30 days of the filing of the lien.
