A. Wisconsin law does not require a written lease, but if your agreement is in writing you must let the tenant read it first before they decide whether to go ahead and sign it, and you must give them a signed copy.
A. If you are obtaining a credit report, you must tell the tenant what the cost will be before you order it, and you must give the tenant a copy of it. You must also notify the tenant in writing with the name and address of the person who collects or receives the rent, and the person who manages the premises, and a name and address within the State where the tenant can serve any notices or legal documents.
A. You must give the tenant written notice of the rent increase at least 28 days before the next date on which rent is due. State law does not set a limit on how much landlords can raise the rent, however it's in your best interests to make sure it's reasonable. Otherwise you could lose your tenant and not be able to rent the property.
